Example plan: 108 m² net
Nodaform's ready-made 3 bedroom template (a “3+1” in Turkish terms) is a flat with external dimensions of 12.80 × 9.80 m. The sum of the rooms' interior areas is 107.8 m². The backbone of the plan is the 1.20 m wide hall. The living room, kitchen and main bedroom are on one side of the hall; two bedrooms, the bathroom and the WC are on the other.
| Space | Inside dimension | Area |
|---|---|---|
| Living + dining | 6.20 × 4.60 m | 28.5 m² |
| Kitchen | 2.80 × 4.60 m | 12.9 m² |
| Main bedroom | 3.00 × 4.60 m | 13.8 m² |
| Children's room | 3.40 × 3.20 m | 10.9 m² |
| Guest room | 3.00 × 3.20 m | 9.6 m² |
| Bathroom | 2.60 × 3.20 m | 8.3 m² |
| WC (with washing machine) | 2.80 × 3.20 m | 9.0 m² |
| Hall | 12.40 × 1.20 m | 14.9 m² |
What makes a good 3 bedroom floor plan
- Separate WC. In a three-bedroom home, one bathroom isn't enough in the mornings. A separate WC takes the load.
- Easy access to the living room. Guests should be able to reach the living room without passing the bedrooms.
- Kitchen close to the living room. The way between the dining table and the kitchen should be short.
- Windows kept clear. Wardrobes go on windowless walls. In the example plan, every bedroom's wardrobe is placed this way.
Minimum room sizes in the Turkish regulation
Article 29 of Turkey's Planned Areas Zoning Regulation sets the minimum area and minimum short side of the rooms in every home. In homes with three rooms or fewer, the bathroom and toilet can be in the same space; a separate WC isn't mandatory in a 3 bedroom home, but it's practical.
| Space | Minimum area | Minimum short side |
|---|---|---|
| Living room | 12.00 m² | 3.00 m |
| Bedroom | 9.00 m² | 2.50 m |
| Kitchen | 3.30 m² | 1.50 m |
| Bathroom | 3.00 m² | 1.50 m |
| Toilet (WC) | 1.20 m² | 1.00 m |
| Hall and corridor width | — | 1.20 m |
Adapting the plan to your needs
Turning the guest room into a study, shrinking the WC to add a storage room, or opening the kitchen to the living room are common changes. If you want to open the kitchen to the living room, read the renovation plan post; only an engineer can decide which walls can be removed.
The plans and dimensions in this post are layout ideas. A building permit, structural design or construction project requires a design by, and approval from, a licensed architect and engineer; ask your municipality about the details of the regulations.
